The figure is said out loud before anything is unscrewed. It is the same at 3 am on a holiday as at 10 on a Tuesday.

Heat

  • Boiler banging or knocking

    Air bled from the lines, and a new nozzle and electrodes if the burner lights late. A part we do not carry, such as a circulator pump, is quoted before we order it.

  • Oil boiler, no heat

    A new nozzle, filter, electrodes or cad cell comes off the van. A part we do not carry is quoted before we order it.

  • Annual oil-boiler tune-up

    About 90 minutes: clean, new nozzle and oil filter, test-fire, and a card taped to the jacket.

  • Gas boiler or furnace tune-up

    About an hour: burner cleaned, flue checked, safeties tested and the card taped to the jacket.

  • Oil boiler replaced, up to three zones

    New boiler, new oil line and filter, the old boiler out through the bulkhead, the permit pulled and the first tune-up.

How the $149 comes off

The call-out comes off any repair you go ahead with. The invoice for a no-heat call shows it.

Hot water

  • 40-gallon water heater, replaced

    Tank type, gas or electric, with the old one hauled out through the bulkhead.

  • 50-gallon water heater, replaced

    The same job with a taller tank. If your cellar ceiling is too low for it, we say so on the phone.

  • Heat-pump water heater, installed

    A 50-gallon unit with a condensate line run to the floor drain. The price is before any Mass Save rebate.

Drains

  • Drain cleared

    From the P-trap out to the street, as far as our 75-foot cable reaches.

  • Camera look down a drain

    The camera goes in before anything is cut. You watch the picture on a tablet in your own cellar.

  • Cellar floor drain cleared

    The one that has been dry for years. We run a bucket of water down it afterwards to prove it moves.

Leaks and water

  • Burst or leaking pipe repaired

    A pipe we can reach without opening a wall. We shut off the water, cut out the bad section and sweat in a new coupling.

  • Frozen pipe thawed

    We thaw it with a heat gun, check every joint along the run for splits and wrap the stretch that froze.

  • Outdoor spigot replaced

    A frost-free spigot, pitched so that it drains. The old one goes in the paper bag.

    Pump, check valve and a float switch that moves freely. We tip a bucket into the pit to test it before we leave.

  • Toilet repair

    Fill valve, flapper or wax ring. The parts are in the price.

    A new 1.28-gallon toilet from the van, set on a new wax ring and a new supply line. The old one leaves with us.

What is in every price

Parts
Whatever comes off our van is in the price. A part we do not carry is quoted before we order it. You say yes or no.
Permits
Where the town asks for a permit, we pull it and its fee is in the price.
Hours
Nights, weekends and holidays cost what a Tuesday costs. There is no overtime line on the invoice.
Behind a wall
A pipe inside a wall or a ceiling is priced after we look. The $149 pays for the looking, and the price is written down before anything is cut.

A tune-up, in order

The annual oil-boiler tune-up is $245 and takes about 90 minutes. Dennis Pike works to the same order every time. The card he tapes to the jacket lists it. A gas tune-up is $215, takes about an hour and follows the same order.

  • Booties on and the runner down to the boiler. The oil is shut off at the tank.

  • The burner comes out. The old nozzle and filter go in the paper bag.

  • The firebox, the flue pipe and the chimney connection are brushed and vacuumed.

  • A new nozzle and a new oil filter go in. The electrodes are set.

  • The boiler is test-fired and the flue is read. Anything wrong is told to you before the job closes.

  • The card is taped to the jacket with the date, the nozzle size and what was changed.
